Exterior maintenance of the buildings and grounds, landscaping, gardening, snow removal, management fees, master insurance policy and contractor expenses for the ongoing improvements of the community.
Owners are responsible to obtain their own Condominium Unit Owners
Form 6 Insurance Policy to cover their personal liability. For Property,
the Common Elements and the Units, inside and out, are insured
for Replacement Cost, with a $5,000 deductible. Earthquake should be covered
for Replacement Cost with a deductible of 15% of each Building Limit (a
current estimate of each unit's share of the Earthquake deductible is
approximately $16,000). It is also recommended that a renter obtain their
own policy for contents and liability. Additional coverage for sewer back
up, loss assessment and other optional coverage may also need to be considered.
Condo fees are due on the 1st of each month and become delinquent
if not received by the 10th of each month. A $30 late fee shall be assessed
monthly, against the unit for late payments. Brentwood Forest Condominium Association
Anything that serves one unit only is the owner's responsibility to maintain, repair or replace including heating & cooling, windows and individual circuit breakers serving only one unit.
The Association is responsible for exterior maintenance and repairs
of the common elements. Brentwood Forest offers a service to residents
to repair or replace items that are the owners responsibility to maintain,
repair or replace, such as window pane or garbage disposal replacement,
leaks, etc. Modifications are the owners responsibility to maintain and
repair. The maintenance fee is $30 for the 1st half hour and $15.00 each
15 minutes thereafter. Any balance due over 30 days will be assessed a
$30 late fee. Tenants must have the owner's approval before any repairs
can be performed in the unit. Contact the Brentwood Forest Association

No more than two pets, including small dogs, cats, birds,
or other household animals will be allowed in Units. Any unit owner who
desires to (temporarily or permanently) keep any pets must first make
written application on a form provided by the Board. Unit owner's requesting
approval of their pet, the pet may not normally exceed a maximum weight
of 40 pounds when full grown. Unregistered pets exceeding 40 pounds
will be assessed an automatic $100 fine and each 30 days thereafter, except
pets with prior approval of the Board of Managers. The Board of Managers has adopted a Parking Policy to provide one
convenient parking space for each unit, for one car only. One vehicle
per unit may park near their front door. Second vehicles must park away
from prime parking spaces. Residents are responsible to inform their family
members and guests of Brentwood Forest's Parking Policy The Association is responsible for the original deck. Any changes or modifications are the owners responsibility to maintain, repair or replace.
